How this shed cost estimate works

The calculator starts with an installed cost per square foot for the siding you choose, including framing, roof, floor, and standard hardware. The foundation, door, windows, electrical, permit, and removal are priced separately so you can see exactly what drives the total.

Installed prices assume a level site with normal access, a standard gable roof, and delivery within a typical service area. Sheds built on-site and sheds delivered fully assembled usually land in the same range; custom designs and long-distance delivery do not.

Foundation options

Wood skids$2–$5Small storage sheds that may be moved later
Gravel pad$3–$7Budget-friendly, decent drainage, works for most sheds
Concrete slab$8–$14Heavy equipment, workshops, long-term installations

A shed needs a level, well-drained base. Skipping proper prep is the most common cause of warped floors, sticking doors, and premature rot. If your yard slopes, budget for grading or a small retaining wall before the shed goes in.

Add-ons that change the price

  • Double or roll-up doors: $400–$2,000, depending on size and hardware.
  • Windows: $150–$400 each installed.
  • Electrical service: $800–$2,500 for a basic panel, outlet, and light; long trenching runs cost more.
  • Ramps and shelving: $200–$800 for a ramp; shelving is usually a DIY addition.
  • Old shed removal: $500–$2,500, including hauling and disposal.

Do you need a permit for a shed?

Many areas allow sheds under 100–120 square feet without a permit; larger sheds, tall sheds, and sheds with electrical service usually need one. Height, setbacks, lot coverage, and HOA rules also apply. Permit fees typically run $50–$300. Check with the local building department before ordering.

A shed on a permanent concrete foundation is more likely to be treated as a structure for permitting, taxes, and resale disclosures than a shed on skids.

Shed cost FAQ

How much does a 12×16 shed cost?

A 12×16 shed (192 sq ft) costs about $4,800–$8,640 in metal, $6,720–$11,520 in wood, or $8,640–$14,400 in vinyl, installed with a standard door. Foundation upgrades, windows, and electrical add to that range.

Is it cheaper to buy a shed kit or have one built?

Kits are usually cheaper on materials but require a crew, tools, and time. Installed prices in this calculator reflect a complete build. A kit can save 10–25% if you do the assembly yourself and already have the tools.

What is the cheapest shed option?

Metal sheds on a gravel pad are the cheapest installed option at roughly $25–$45 per square foot. They cost less upfront but can dent, are noisy in rain, and may not suit HOA architectural rules.

Do sheds increase property taxes?

Sometimes. Permanent sheds on concrete foundations are more likely to be assessed as improvements. Small portable sheds on skids often are not. Rules vary by county, so ask the assessor's office if the shed is large or permanent.

How long does it take to install a shed?

A delivered shed is usually set in a few hours. A site-built shed takes three to seven working days, depending on size, weather, and whether electrical work is included.
